Proposed schedule of works for x3 bathroom, kitchen + other works - comments welcome please!

Hi there Preparing to get quotes based on the schedule of works I've put together below. The flat is a 1st and second floor preiod conversion in Brixton. In summary, I'm looking to install an en-suite, re-do two existing bathrooms, install a new kitchen and various other works. Works to be done whilst property remains in occupation. I'd be grateful for any comments / areas that need further detail please to assist accurate quotes. Obviously will need to put together drawings of layout etc and include specific information re units / colours etc. Thanks Ashley 1 General requirements The flat is a 1st and second floor preiod conversion. In summary, I'm looking to install an en-suite, re-do existing two bathrooms and install a new kitchen. Works to be done whilst property remains in occupation. Timing - phased approach required. Building regulations certification required? Contractor to remove rubbish from site. All pipes to be concealed (run under floor if possible) and insulated. Install insulation where possible. All required plumbing & electrical work to be included - to be undertaken by fully qualified tradesmen, official certificates of installation will be required Quote to include all labour (including electrician & plumber) and parts (except where indicated) 2 Upstairs bedroom 2.1 En suite Replace windows with double glazing (one frosted, one normal) Install plaster stud wall to conceal toilet / shower area and floor to ceiling glass wall and door for remainder of en-suite area Install shower (electric shower with separate supply from water mains for shower) and tiling Install extractor fan along with light / extractor fan pull cord outside shower Install toilet Install two sinks with cabinet underneath and lighting above sinks Install two razor points and mirrors above sink area Install tiling above sink Install heated towel rail / radiator Install main light Install flooring Insulation? Decorate 3 Upstairs bathroom Disconnect and remove existing bath, sink, basin and shelf. Strip flooring, ceiling and walls and re-plaster as necessary. Install shower (electric shower with separate supply from water mains for shower) and tiling Install extractor fan along with light / extractor fan pull cord outside shower Install toilet Install sink with cabinet underneath and lighting above sink Install razor point and mirror above sink area Install tiling above sink Install heated towel rail / radiator Install main light Install flooring Insulation? Replace window with double glazing (frosted glass?). Change door so opens inwards Decorate 4 Downstairs bathroom As above 5 Kitchen Remove window, install smaller replacement. Brick up space. Install plug points Install lighting Install flooring (including sound proofing) Install kitchen units (including relocating sink, dishwasher, oven and extractor fan, washing machine) Skim walls Decorate

There is indeed a lot of planning to be discussed and ideally if you can find a contractor that can do all the work, the job will run smoother. You should try to deal with only one representative from the contractor and likewise only deal with him and not is employees directly as the onus is on the contractor to ensure the schedule is being kept, not them. Use their knowledge of this type of work to help the initial planning stages. When a schedule of work is agreed ask for it in writing and make sure you both have a copy. If during the course of the work, problems occur and additional costs may be involved, make sure the options are discussed before proceeding with any additional work. You should also have a payment schedule in place which should also allow flexibility if there is additions to be incurred to avoid tension at payment times. Most importantly work together not against each other as all problems can be resolved through dialogue not silence.
