Hole in roof near chimney stack

This has come up on my survey, hole in roof near chimney stack which has allowed significant water penetration, also staining at the eaves at ceiling height on the first floor indicating problems of overflowing and leakage from the gutters and the joint between the slates and the gutter. Eaves joinery needs replacing with PVC materials , new gutters and under felt to several courses of the roof slates. Any idea how much this would cost? Possible new house purchase?

Hi, Your hole at the chimney sounds like your lead flashings around the chimney all would be better replaced.As my area could be different prices, but your description is not clear on area m2 i could`nt even guestimate. Check out fur free estimates and get a few, hope this helps, Wullie.
