Why is there damp to first floor bedrooms

There seems to be black mould growing on external walls on first floor. Guttering is intact, so why is this occurring. Property is double glazed and the problem is horrific making house almost uninhabitable . It has never happened before, but over past twelve months

Hi - this sounds like condensation as opposed to damp. There are many causes but the primary ones are poor ventilation - especially to the kitchen / bathroom as well as drying clothes inside the house. This can be solved by various methods / lifestyle changes including the addition of ventilation followed by treatment of the affected mould areas. Paul

Its all down to ventilation and its a build up of moisture in the air"condensation". Maybe your cooking,washing,bathing,showing with various doors open to the affected area`s ! The moisture looks for a nice cold spot to locate and then you have damp then mould growth. Normally can be found in corners or where units are close to the walls with poor airation to the area. Hi Guttering may be intact but you should check to make sure there is no debris in the guttering.If there is then this could cause rain water to overflow causing the problem. Regards Steve
