I plan of adding a 2.4m x 6m single extension to my property. The main wall will need supporting via an RSJ. It is an external supporting wall. Upstairs I require a loft conversion to a single bedroom. This is all minor work for a good builder. Do I need an architect or structural engineer to assist with drawings etc.
The first step is to engage an architect or architectural technologist to design the extension and loft conversion. While some of the work may be ermitted Development this has become a grey area due to legislation changes. I always recommend my clients to apply for a Certificate of Lawful Development via the local Planning Department, so that you will have written confirmation from the council that your extension and changes are lawful. You will also need Building Regulations approval via a Full Plans Submission to the council's Building Control Department. If there is structural steel required you may also need some design and calculations done by a Structural Engineer - these also have to be submitted to Building Control for their approval. Yes it would be in your best interests to do so...having your paperwork in order is the most important stage, prior to building. best paul
