Penetrative damp in homebuyer report

Hi, In response to the latest comment- the builder is Redrow. Just struggling to work out how I can allocate a worst case scenario cost for this issue? Surely so done can do tests to diagnose the issue but I don't know what tests to ask the seller to do. Perhaps one is to somehow check the damage to the insulation. Is there a name for that check I wonder? Someone mentioned a check for balcony resurfacing? Don't know if there is a test for that? Thank you for your continued help. I will be getting £11,000 of the offered price. Also, saving £3k a year so £15k over 5 year fixed mortgage. Assuming property prices stay flat - I have to wonder whether as a worst case scenario the damp issue is as serious as the above stated £26,000. Also, NHBC guarantee is in place for the flat although who knows whether they will consider it an issue that they will pay out against. Also, there is a chance that even if the NHBC don't pay out the repairs would be covered by the monthly (probably increased but spread across all flat owners) charge. So am very tempted to still buy. Not sure how I can find a surveyor to check this sort of thing? Rentokill said they don't do surveys for penetrative damp so high up and another firm said they can't help.Any further thoughts on the viability of this flat buy would be appreciated. Would you still consider it a place to walk away from bearing in mind the above info? Who would be best to try and diagnose issue and what kind of test equipment should Zi ask them to use? 2. Managing agents say there is problem with water ingress in complex as a whole but won't give details. Can they be forced to? 3. What is the worst case scenario - could flat become unsaleable? 4. Realistically, if I have to exchange contracts before issue is diagnosed - what sort of costs are we talking to repair. Best regards?
