Cutting into an existing steel rsj from neighbours loft conversion
Anonymous user 03/03/2024 - 3.13 PM
We had loft conversion done 11 years ago which was completed under the councils building regulations and signed off on completion. The house next door has been sold and they are currently doing a loft conversion too and they have discovered that one of our steels is approx 4 inches into their side of the party wall. They want to now cut it back so that they can get their steel in. Are they allowed to do this and will this affect our side of the property.

If the Your steel has projected beyond the centre line of the part wall and has sufficient bearing on your side of the standard 100mm then yes they should be able cut this off without affecting the integrity and stability of your exiting steel beam. If Party Wall agreements are in place then to be sure consult with your Party Wall Surveyor. Additionally you could ask the Building Control Officer. If you have a copy of your plans for when you had your work carried out then check the bearing as indicated on the Engineers drawing. It is possible that the Contractor at the time ordered the steels a little bit too long.
