moving house and no Building Regulations Compliance Certificate

Hi, I'm selling my house, not got to final stages yet, basically a few years ago, some one we used to know(worked for a company and they are gas safe approved) fitted us with a new boiler and no problems, had it serviced this year by a N Power and no issues. I have no receipt from him and no Building Regulations Compliance Certificate as he did this as a favour for us to save us a lot of money, he bought the boiler for us and we paid him to fit it. he was only trying to do us a favour, I am now vey worried about the sale of the house been delayed as heard will need a gas safe approved log/receipt/ Building Regulations Compliance Certificate. I have heard that I can instruct a local Gas Safe engineer to survey the installation retrospectively and if he is happy that it conforms to both manufacturer's installation instructions and the current Building & Gas Regs he will notify Gas Safe, they will in turn issue you with the certificate of compliance please can anyone help with this????

Hi Some clarification, the building compliance certificate does not come from gas safe but from the local authority. Get a reputable gas engineer to write landlord/homeowner gas safety certificate and a gas inspection report on the integrity of the installation. Using these documents as evidence you should then apply for building regulations certificate through your local authority. hope this helps Ben
