Unfinished extension work - time scale was 12 wks, now at 7 months

Hi, we chose a builder with a reasonable quote to do a single storey extension on the back of our 3bed semi and a double on the side. The time scales was 12 wks. Although we expected some delays we are now at 7 months. We have asked for a few extras along the way, such as laying a laminate floor and putting up a fence. He also had the dig down an extra metre which we knew would add to costs. We have now paid the original quote in full but he has managed the job badly throughout (although we have no major worries with the quality of his work) and the render is still not even started. I have paid him a large payment last week, stupidly assuming it was for the render. He went 'away for a few days' and did not pay this to the renderers and is claiming it was for other costs we have already paid for (windows, plastics etc) This is a substantial cost remaining and he is now 'on strike' until he gets more money but if we have to pay to get the house finished ourselves we need at least what is left in our contingency. Despite us wanting a contract, he fobbed us off and so we have none! We have always made it clear that we wanted transparency for any 'extras'. Not sure how to proceed as we have only limited funds left and he has already 'lost out' due to bad management and probably under quoting. But these are not our fault and we need our house finished. have you sat down and costed all the extras in with the original and taken into account any extra costs incurred by the builder due to this as materials and plant and labour is not cheap. I would ring and say I understand your frustrations but please understand ours we need to no what it is going to cost to finish then work out a payment by month option holding about one 3rd bk till completion hope that helps

Ok, writing is on the wall there I'm afraid. If the builder has priced the job based on it taking 12 weeks and he's at 7 months with some minor extras, he's clearly at massive financial loss as he clearly didn't budget for being there that long. On the flip side I've met people who have had the builders disappear with pretty much all the money and only complete half the job, so the fact he's still around shows a willingness to finish what he started. If you have no issues with his quality then it sounds like you should try and work out a solution where he stays and finishes the job. I would have a sit down meeting with the builder and discuss the plan to get it finished. Write everything down and review it to see if it's realistic. To keep him around you may have to also review the budget and see if that is reasonable.
