Bathroom Fitting

Water stain in living room ceiling

Anonymous user 23/02/2024 - 2.53 PM

I don't actually know what tradesman I need, decorator or bathroom fitter, etc, etc. I have a rented property and the tenant recently texted me stating he has a leak from the bathroom, which has consequently caused a large water stain to appear on the living room ceiling, which is underneath the bathroom. I have recently viewed it, it is large and covers half of the living room ceiling. As I had the whole house decorated before the tenant moved in just over a year ago, it is my gut instinct, that the tenant has caused this due to his negligent behaviour, ie not looking after the property. Firstly, there is a plastic shower guard on the bath, to prevent water going onto the bathroom floor. Secondly the bathroom floor is tiled. What I fail to understand is how did water get onto the bathroom floor, and if it has been mopped up, how did it seep down to cause a massive water stain on the living room ceiling. I need a tradesman, who can investigate how this happened, as I believe the tenant must have done something to cause this, and then carry out the repairs.

Are you a tradesperson and able to answer this question?

Is the floor tiled completely under the bath? If not then water can run between the floor boards and onto the ceiling below. I would remove the bath panel and check the waste pipe connections to see if they are leaking. If there are no signs of leaking from the waste or pipes under the bath and the problem is persisting then it could be a leaking pipe or joint under the floor in which case you would need a plumber to investigate. The problem may not be directly above where the stain is as water will always run and pool at the lowest point.

May I suggest you get a plumber to check the waste pipes.
