1850s house - apparently has no footings....
Anonymous user 28/02/2024 - 3.08 PM
Hi, we are having a great deal of work done on our 1850s cottage and I have just been informed that our builder has done an exploratory dig and discovered that there are no footings under the house. Is this something which we ought to be worried about? My assumption is that if the house is still standing after 150 odd years we should just leave things 'as is'. The main work we are getting done is replacement of the flooring and joists. We also have an issue with damp so our builder was going to dig a trench so we could have a french drain put in which is how we discovered this issue.
Are you a tradesperson and able to answer this question?

Hi Antonie,
From the sound of this, digging your french drain so close to the building with no footings would be undermining the wall! it could drop into the french drain, if you locate the french drain, it's depth away from the wall you would not undermine it.!

Simon
