Roof leak - capillary action

I had an extension about 6 years ago. Few weeks ago, noticed water marks on the inside plaster. An independent roofer has had a look and suggested the roof tiles used (Marley modern) weren't fit for the pitch (15 degrees) and don't have the correct overlap causing capillary action. He has recommended a new roof. Obviously I will be getting a second and third opinion. The job was project managed by an architect who received 10% of the build cost as his fee. He signed off the job as we would not have the skills to do so. Two questions : 1. Does what the roofer say sound correct 2. Should this have been spotted by the architect project managing? Thanks

15 degrees should be ok but should have 18mm ply under then felted and lath tiles should have an head lap of 100mm

Interlocking tiles are generally suited to a minimum pitch of 22.5 degrees, with the exception of going down to 17.5 degrees if there is an 18mm ply put in place on top of rafters, felted, counter battened, breathable felt laid then battened out for a 100mm headlap on the tiles. Alternatively there is a tile on the market now- the sandtoft 20/20 which caters for pitch's as low as 15 degrees.

Yep - J&M is correct - your pitch is too shallow for the tiles use - google tile manufacturers literature on this tile and it will tell you it is incorrect. Yep - architect would have specified the correct pitch - perhaps the gen builder did not adhere to spec due to height restrictions by 2nd storey windows? Regards Andrew @ Fibretechs

Hi, i came across the same problem with one of my customers knew ext roof as already instructed. You should have been advised by your project manager about this prior to installing the roof tiles, you can use a Grovebury by Redland or aMendip by Marley but usually on a 15 degree pitch use a Marley Wessex tile this is meant for a low pitch roof, with a minimum of 100mm headlap , they are fixed with clips on the water gate because there`s no hole to nail fix them due water getting blown up under the tile thus allowing water ingress, Wullie.
