Damp wall in bedroom of 1990s ground floor flat

Hi, I’ve just moved into a new property (ground floor flat, 1990s) which has been rented out previously, but was vacant for about 3months before I bought it. On the bedroom wall (internal wall), there was a small damp patch at the bottom of the wall. A week later more patches had developed across the same wall, and some were discolored (orange/yellow). I’ve now fully moved into the property, since then it hasn’t got any worse, maybe because I’ve had the heating on?! I thought it may be the bathroom causing the problem as the shower/bath is the other side of the wall. Turns out the overflow wasn’t connected properly and excess water had been dripping down the overflow pipe and onto the floor under the bath. You could saw a large damp patch, but no puddles of water. Could this be enough to cause the damp in the bedroom? I’ve now sealed the overflow so this isn’t happening now. The bathroom fan isn't working either, and when I took the light fitting down (the light didn’t work either) it was full of water which I think was caused by condensation as there’s no proof of a leak from above - not sure if this is connected with the damp? I also think this part is an extension, but I think this was undertaken years ago e.g. in the 70s. I’m painting the bedroom at the moment but have left that wall as I’m not sure what to do. Any advice welcome, should I get someone out to have a look? Thanks!

Hi, It sounds like the wall in Q has been Dot & Dab and the yellow brown patches are where the adhesive is sucking the moisture to the board and disclouring the plaster. usually when a property is to be sold around the age of the property unless there is a new DPC installed and paper work to support it, this is the result of sellers quick fix job to hide any Damp problems by covering them up rather than dressing them properly. A full diagnosis can only be given when a proper survey has been conducted by a registered Damp Proofer.
