1900 mid terraced house - do i need sarking felt?

Hi there, I have a circa 1900 mid terraced house and have been told by a roofer that the sarking felt has perished completely and it needs doing before I can sell. Another person I was talking to says that's rubbish because in those days there was no such thing. I have no problem with rain getting in at all and have original slates still up there. Please could you advise on who I should listen to. Thank you, Mrs Gifford.

Dear Mrs Gifford You need not have this work completed before you sell. The buyer will have a survey carried out which may or may not pick up on the fact that the undertile felt is perished. If he concludes that it is perished he may present this to the buyer with a reduced mortgage offer or the buyer may try to reduce the asking price. If your roof does not leak you are not obliged to fix it or inform the purchaser. Even if asked and it does not leak you would not be at fault. If however it does leak then you should really tell the purchaser if asked questions specific to the fault. Think of it like a car; you need not repair and service it to sell, and you do not have to proffer any faults, but if asked then you have to be truthful specific to the question. if their are no leaks leave well alone, slate is one of the best roofing materials available their are hundreds of older properties still with the original slate tiles and no under felt as it did not exist, this chap is just trying to panic you into having your roof done, as far as selling is concerned houses change hands every day without under felt in place and it makes no difference to the price if it is water tight. tell him to sling his hook. have a good life Alex
