Wet bricks on lower front of house and damp smell in room?

Anonymous user 23/02/2024 - 2.53 PM

Some of the lower bricks on the front of my house are wet and it smells damp in the corresponding room. Damp course is fine and had whole wall re-pointed last year. Also had cavity wall insulation last year but only lower bricks at front affected. Seems to happen after its been raining. Any ideas? THANK YOU SO MUCH Trident damp. Yes, I am thinking that this may have happened re the plinth but I've seen it on other houses no problem....! It is just above the damp course or where damp course finishes and builder said thats what he normally does. Does it depend what the material is used to render? I think he used slightly different mix than with the pointing as it looks like it has less sand in it. If this is the problem, can I seal plinth with something or does it have to be removed? Thanks again. V --- When pointing was done, the wall was rendered at bottom providing a neat plinth. Could this have anything to do with it? Room is definately damp smelling, not just ventilation problem Im sure....

Are you a tradesperson and able to answer this question?

Hi There Sounds more like a ventilation problem not an external damp issue via condensation, the damp smell could stale air, increase the ventilation. If you feel it is rising or penetrating damp then you need to have a damp surveyor round to check with a damp meter (protimeter) regarding the plinth, if it is covering the damp course then damp course will be bridged , meaning that damp can rise up the plinth bypassing the damp course and enter the bricks above the damp course as you say some houses are the same,on new builds a bell cast bead is used to separate the damp course to stop bridging, so you need to hack off the plinth to find out where the damp course is and insert a bell cast bead to separate above and below the damp course, you may need someone round to look and advise.
