do i need freeholder consent for creating open-plan kitchen in the living room and converting current kitchen into bedroom?

hi, i have 1 bed flat with separate kitchen and want to move kitchen to the living room and create an open-plan, and also turn the current kitchen into 2nd bedroom. flat is leasehold on a long lease (over 100years). do i need freeholder's agreement to make above changes? from what i understand, planning permission is not required? many thanks!

You will definitely need to notify the freeholder and there may be a clause in leasehold agreement that they have right of refusal. You will also need to notify them of any structural changes which will also need a structural engineers report. Lastly you will also need building regulations approval for any structural changes, changes to kitchen position, open plan living (fire), any new electrical, plumbing works. Ventilation will also need to be addressed.

Dear George,
It is unlikely that you will need to obtain consent in regards to making changes internally to the layout of the property however it would be recommended that you consult your lease to confirm if there are any restrictions in place before you begin any works. If you are unsure it would always be recommended that you contact the leaseholder with your plans before commencing any works as if there are restrictions in place that you miss you may incur fines and charges.
