Extending a loft extension! Velux to L shaped dormer

Hi, I'm in the process of purchasing a property! It is an a Edwardian terrace in London. The property already has a loft conversion which has been done to building regs and is well done. The extension is currently just one small bedroom and a separate toilet. I'm looking to make the pace bigger by adding two dorma windows and Also wish to turn into an L shaped Dorma so we can get a proper bathroom into the Space. How bigger job is changing this? I had a quote for l shaped Dormer at £75k for the whole job in a different property, I'm hoping to simply change what's there in this one would cost significantly less as stairs, heating floors etc already there! Appreciate difficult to give exact but could I change it for less than £20k as not sure we would get the money back if it was much more!

You should be ok as £20k is a healthy budget for the proposed works, but you need to look into this as there are many factors to look at. Does the existing rear dormer sit on the rear wall plate or is it pushed back onto a steel. If its on the wall plate then amending the stairs to gain access into the outrigger dormer shouldn't be to difficult,( I assume the outrigger is slightly different height level than the main house) if there is a steel there then getting around this can cause problems as all the joist may be either notched into it or hung off the beam with joists hangers. Usually outrigger dormers can be constructed under permitted development (LDC) but this mean keeping the volumes under 40 cubic metres on terraced property's. going over these volumes means planning permission i would suggest it would be wise to get someone in to survey the property and draw some plans up to allow to pre-cost everything to avoid any unexpected hick ups on site.
