Can’t fix leaking chimney - now builder wants to use household sealant

Anonymous user 03/03/2024 - 3.11 PM

I have had a builder come back now twice for the same problem. I have a leaking chimney that has now caused major damage to the plasterboard etc to our loft conversion. The leak is caused by the chimney. We have paid £250 to have the chimney re-pointed to stop the leak!! Since this was done (less than a month) we have had heavy rain and now another major leak in exactly the same place - what can we do now? They wanted to just use household sealant which I refused for them to do. They have NOT replaced the lead flashing around the chimney either even though it is 82 years old lol. HELP!!!!

Are you a tradesperson and able to answer this question?

Sorry to hear of your problems. Firstly to repoint a chimney properly for £250 is impossible considering scaffold costs. Without seeing your chimney I couldn't offer any more advice other than start at the top and work down... if your pots and flaunching (the mortar bed that they are set in) are good check the pointing and then the obvious flashing. Hopefully you have a good roofer in your area. Try posting the job on this site and get a couple of quotes. Andy
