I have put an offer on a small house, 2 up 2 down in Brighton. It needs a lot of work doing.

I think it will need rewiring, central heating, possibly building a 2nd story room above an existing small extension, maybe replastering throughout and work on roof. Can anyone give me a (very rough) estimate? Is it possible to take a builder with me to quote once i've made an offer as i want to work out how much all this might cost before i spend money on the survey and commit to buy the house? thanks

Hi,
an aprox cost of the above works are as follows, a re-wire for a 2up2down you would be looking at £1600, a new heating system in the region of £2000, plastering around £2000, and a new extension above an existing extension is hard, because the footings on the original extenstion may not be suitable for any more weight by adding a further room.
I would certainly get a full quotation from a builder like ourselves so you know what your looking at.

Theres to many equations in the building industry to quote on your basic details.
I am sure you can find a builder to accompany you, and give you an estimate of the costs.
If you wanted a detailed price, then he will probably charge you for his time etc, not knowing wether he gets the job or not.

Shame iam not in Brighton or i would have come with you. Based on prices in my area you will be looking at around the 15k figure. Hope this helps
