What is causing water marks creeping up wall in cottage?

Hi - I have a cottage that has water marks creeping up the wall (sounds like rising damp and looks like the pictures). It rises at its peak to around 9ft though which sounds too high for rising damp. It has been seen by a couple of surveyors previously who said it was condensation. Have a dehumidifier going 24/7 with marginal improvement. No mould or dark patches just obvious water marks, and wall paper that is coming off in sheets. The walls are thick (13" at their maximum). It has had an injectable DPC around 20 years ago - the company that did that have come back and said it is condensation - can it seriously just be that and if so how can I get rid of it? Any suggestions gratefully received! Thanks!

Hi there I'm Ian from plasterwise dampproofing and general building check that sand cement waterproofer was used for backing coat not bonding plaster also I would check roof to see if bottom row of felt not gone and water getting in from top draining down wall thanks ian

It's quite easy really check air vents in the wall ,if wooden floor ,it's sounds like rising damp have it checked with a protormeter depending on the age of the property.have air vents installed,The problems I am having are Builders??? Taking out wood floors and infilling with concrete just check and see if you have air vents on the external wall below floor level how old is the cottage. The main things with property,s is good air circulation Regards Chris
