Recurring brown spot on ceiling (after replaced cracked roof tiles, repaired valley gutter and lead flashing)
Anonymous user 03/03/2024 - 3.10 PM
Hi, Back in May when we had the bad weather a brown spot appeared on my sons bedroom ceiling. I called a roofer who came out and replaced some cracked roof tiles, repaired valley gutter and replaced lead flashing around chimney. A few weeks later after some bad rain, the stain on the ceiling looked darker again. So I phoned the roofer who came back and took a look and said there was no way water was leaking through and the bricks must have just reached their saturation point as we had had three months of non stop rain. The ceiling was never wet and no water visible and there is no bubbling. There are also brown stains on the wall beneath the brown stain on the ceiling, which is an old chimney but boarded up so no opening at the bottom. The stains appear in random places on the wall with no particular pattern. I've had no issues through the summer but we have just had bad rain and the stains look darker again. My house is old Victorian circa 1900. The affected bedroom is at the back of the house and two of those walls are on the outside with no adjoining walls. The affected wall is on the outside of the house. There is a small void above the ceiling between the roof. The roofer took pics of the roof and showed me all works. Someone has suggested that there's not enough ventilation and I should fit a vent to the window. That I should coat the stain with some stain guard and repaint. Also, insulate the affected wall. But I literally have no idea what to do and am looking for some help and advice from professionals. Thank you in advance.
