Damp patches on the chimney breast (brick with roughcast rendering) in bedroom of bungalow

On the chimney breast in my house (in the bedroom) I have 2 unjoined round damp spots about 3 and 5 feet above the ground respectively. There is also a damp area at the bottom of the wall where it meets the skirting - this area does not spread upwards from the floor so I would be surprised if the damp is rising. I have had the flashing looked at and there is no sign of trouble in the attic. The chimney which is not often used has a cap over it. There appears to be no damage to the chimney area. The house is a bungalow by the way. Has anyone any ideas? The chimney is brick but it has a roughcast rendering on it which appears to be intact. Help please!

if its a chimney breast wall is it vented if not will cause damp spots would recommend venting then see how you get on or roof may have due to driving rain getting in behind lead flashing and water is trapped behind plaster from t clarke building and roofing of plymouth
