New tiles too heavy? Bungalow roof tiles changed from slate to concrete

Anonymous user 23/02/2024 - 2.52 PM

We are in the process of buying a property and the surveyor noted that the bungalow has had the roof replaced from previous slate tiles to concrete ones. This was done 15 years ago and there is no paperwork. The sellers says they've never had a problem but I'm panicking, any advice please.

Are you a tradesperson and able to answer this question?

Get it checked before the sale is agreed with a structural engineer who provides you with a report.

the roof structure for a slate roof compared to a cement tiled roof is considerably different so unless the structure has been adapted to suit the new tiles then this will pose issues in the future

best to get a architect designer in to check structural support in the loft if theirs too much weight more than likely you would need more main beams running through the roof

In this case the roof structure was originally designed to accommodate the weight of the slate and replacing the slate with concrete tiles at twice the weight is highly unacceptable. Consult an engineer.
