Damp around chimneys despite checking ridge tiles, pointing and flashing x3 times

Hi, can anyone help? Having problem with damp on and around chimney upstairs and downstairs. Had the flashing done three times, tiles checked plus ridge tiles capped off, pointing checked but still have the problem. It is a detached house so chimneys both sides both wet and went in the loft walls where the walls are wet on inside. Need advice needed on which tradesman to help

Hi Kevin, when you say capped off do you mean the chimneys capped off, if so if so did they put air bricks in the chimneys if not then I think you will find it is a build up of condensation with no where to escape. Hope this helps Kevin.

Hi Kevin If the chimney has been closed Then it will need both ventilation top and bottom But do check if soakers have been replaced when the flashings were done has lead flashing will not work on its own it's a two part job flashings and soakers one doesn't work with out the other you can check this by going in to the loft switch off any lights and look up at the chimney stack if you see any daylight then the soakers has failed and need replaceing All the best Ben.
