Chimney needs supporting / installing RSJ - do I need to notify neighbours and does this need planning permission?

Anonymous user 03/03/2024 - 3.10 PM

Hello when we moved into our semi-detached we knew the chimney was removed and poorly supported. I want to get someone in to install an RSJ and carry out works to make this safe. Do I need to notify next door neighbours and does this need any planning permission? Many thanks James

Hi James, internal chimney removal does not require planning but would require building regs to make sure the steel is suitable and installed correctly, if the stack is removed from the roof it would be easier to just drop it from top to bottom giving you more room in all of the subsequent rooms and would not require any regs etc as there is nothing left to support. Im presuming it is just a standard 2 story house, are the front and rear walls of the house less than 9m apart, if it is more than 2 story or greater than 9m you would need a structural engineer to check it over for you. hope this helps

if it is a party wall, then you should issue a party wall notice, in-case there are any potential issues with the installation, etc
