Level of detail to get like for like construction quotes

Hi there , I have planning permission and building regs approved with drawings for a renovation project. It includes raising part of a roof, re-roofing, a garage conversion, single storey extension and knowing walls down internally, some rewiring, plastering, painting, new bath and kitchen. We are basically ready to get cracking on our project. I am currently trying to get some pricing but keep being asked for more detail. The building regs obvious specify windows etc but I've been asked exactly what wood the stairs need to be made of and what type of doors... This level of detail isn't in the building regs and hasn't been specified by the architect. I haven't worked out that level of detail and would need help choosing windows etc I thought I could work with my builder to do this but they are asking for all of this up front. Can someone help me understand to what level of detail I need to go to get 3 quotes? What would normally be included in the request to quote? Should I be getting my architect to provide this? we agreed he would provide build regs plans and he has approval granted What do you need to be able to do a fixed price quote Thanks in advance

I agree with Kevin. Without telling the builder all the details he is asking for, you won't be able to get a fixed price quote. Ask them to quote for what they would normally fit in a property at the basic and cheapest rate. Then you will know the minimum price you will pay and can go for a higher spec/higher price if you wanted to. Louise UK Property Services

If you are finding things a bit overwhelming at this stage you can ask for your builders to quote for contract materials listing what they are quoting for on the understanding that you will discuss actual fittings/materials stage by stage and alter the price accordingly (adding the extra costs of your chosen fittings/materials over contract materials) as you go along that way you can have a standard base line to work to for your like for like quotes.
