Would we get planning/building regs for a balcony situated on top of a bay window?

Hello Chaps, We live in what was the loft space in a converted block of flats. We'd like to knock out the top double windows and create a balcony situated over the (flat roof) bay windows below. If you take a look at the google map link below hopefully you'll see what I mean. https://www.google.co.uk/maps/@53.832626,-1.595234,3a,75y,46.1h,92.79t/data=!3m4!1e1!3m2!1s6rALYCUnxU73635D9LBl2A!2e0 Basically I'm wanting to find out if I would require planning permission/building regs, how easy you think it would be to obtain. Many thanks for taking the time to reply!

Hi...Yes you would require planning and building regulations approval. A few factors to consider are if the occupier of the flat below you owns the bay window then you would need to seek their permission to build over it and the roof would need to checked to whether it was suitable for conversion. As for whether you would gain approval, this is hard to say as many factors are involved in the decision process and approval can never be guaranteed. Hope this helps. Paul
