Repair of rendering - BS15 Bristol
Anonymous user 22/02/2024 - 2.34 PM
Hi, My girlfriend and I are buying a house and the survey has indicated that some of the render has cracked in serval places and needs localised repair. Does this repair need to be carried out now, is this a problem which will get worse over time, will this lead to damp? Thanks Scott

Best to get it repaired before the bad weather sets in, water getting behind the blown render will freeze and cause further problems.
You will also start getting damp in, when you decide to do it, give it all a good tapping, if it sounds hollow its blown and needs replacing.
The survey only pointed out cracks in several places, but he wouldnt have checked the whole wall, worst case would be to hack the whole lot of and rerender.

yes you could ask a local builder to check amount of damage and he could quote for the work . And when purchasing you could use the potential bill when agreeing to buy price , less your costs at least Peter

It all depends what its constructed from ie: brick, thermalite or Durox blocks, if its any of the two blocks mentioned thats where the problem is..the render never adheres properly as the life just gets sucked out of the render when its applied...if thats the case it needs to be stripped and metal lathed and re rendered....if its brick you need to cut out the the crack and any blown render apporx 2" each side of the crack and repair...but you will always see the repair.
