Open plan conservatory with planning permission but no building regulations or completion certificate

Hi, I am in the process of buying a property which the Seller has added a lovely conservatory to they have put the kitchen in. My concern is that they have taken the wall down between the dining room (in the main structure of the house) and the conservatory creating an open plan kitchen/dining room and this is the only access to the conservatory. There are no doors between the 2 rooms and I have a feeling that this is not acceptable for building regulations. The conservatory does have planning permission but no building regulations or a completion certificate. Does anyone know if this is acceptable? Thanks Sarah

Hi Sarah, no this is not acceptable, there should be a thermal barrier between the conservatory and the main house , ie double glazed doors of some sort. A conservatory when opened up to the main house becomes an extension in the eyes of Building Control and your mortgage surveyor...The way around it is to put doors between the conservatory and extension or get the vendors to take out indemnity insurance which your solicitor could advise you about...... Also consider putting a tiled roof onto the conservatory to make it more thermally efficient and reduce glare etc.... look at Guardian roof system, I have installed lots of these and work well. hi, conservatories are not classed habitable rooms if separate from house via a doorway so don't need building regs. However, if no door then its classed as an extention and does need building regs. Unfortunately a normal conservatory will never meet building regs! However, it may be something like an orangery which if built right can be built to building regs - hard to know without seeing, but you definitely need to check this out Andy
