Paid 50% for extension so far - builder is asking for a further 10%

My extension shell is now complete, but not secure with windows and doors yet. I have been paying by instalments and have paid 50% of the total so far. However, 2 months was the estimated time to complete and we are now at that date. My builder is asking for a further 10% now but I am uneasy about any further payments until more work is done. Also how much should I hold back at completion before the Building Certificate is issued and the Water Authority are satisfied?

Ask him what he needs the money for, if its for materials tell him you will buy them and have them delivered to you project, 5% retention is quite reasonable Peter

i agree in asking what the money is needed for. But if he has arrived at the completion date and still has not finished the job i would hold back 15% i have seen many many people left with jobs unfinished, as 5% isnt that much depending on the cost of your whole extention. Sean

Stage payments are normal. If you have a contract it should list stage payments . It works both ways and trust must come into it. At the end of the day the builder has no guarantee of being paid at the end so stage payments are there to help you both. With all due respect you must appreciate that many builders and other trades come across none paying customers so its only fair to get stage payments and contracts in place before works start.
