Height between extension flat roof and bedroom windows not high enough for pitched roof?

I have been told that the height between my extension flat roof and the bedroom windows is not enough for a pitched roof as it is 140 and the requirement is 150. I am advised that it would be risky as there could be leaks/problems because of the pitch. I was quoted £5000 for the job as it would include 2 velux windows so existing flat roof would have to be removed. I would appreciate your thoughts on this. Thanks, Roz

Hi if it was me i would lead the first part of the flat roof, that way you could start the beginning of the rafters further back hence giving you your desired pitch for the type of roof covering you require! Hope this helps. Mr Keith Cooper for ROOFco

Hi Roz, The pitch of your roof does indeed affect the suitability of the roof covering etc and you have not mentioned what your proposed covering would be slate/tile etc etc, all roof coverings have a pitch that they are suitable for but you can also adjust the lap of tile to tile to help with this, it you know the name and size of tile all of this info is available on manufacturers websites so you could look for your self, it is worth a look and you will then be sure if not try ringing a local roofing centre of building control if they are having a good day may give you an answer. Hi again Roz, just to clarify you can actually go down to a 14 degree pitch if you use a double felt approach and cover it with a slate that is rated to a minimum pitch of 14 degrees, it is slightly more technical to install but straight forward for a competent roofer. "Following this system will ensure that the absolute minimum pitch allowed with two layers of Tyvek® Supro is 12° (for a tile which has a minimum pitch of 14°). " Cheers

Hi Roz Any pitch below 17.5 degrees should be constructed as a flag roof since the pitched tiles are not generally fit for wind driven rain below this. The only tile I know that gives down as low as 10 degrees is Forticrete, but I have seen these fail after 10 years which you do not want when paying out 5k. Your best option is a flat warm roof finished in fibreglass. Dependent on budget you could use Mardome roof lights which are better than Velux and have a better energy rating.
