Building extension without planning permission - do I need to have the drawing made?

I want to find out what the rules are with the Permitted Development with building a extension. Do i need to have drawing made, as this is something i want to avoid. I have been told that i can bypass this if the length of the extension is within 3.5 meters. it is not clear on the Merton website and been going round in circles. Thanks

the planning portal website is the best one to look at. If you are a semi detached or terraced it is within 3m but if a detached it is within 4m. There are other rules your extension will need to comply with so make sure you can tick them all off and then give your council a call to confirm. I always advise clients to get drawings done when building an extension. There are no arguments over the design and you will know exactly what you are getting so if the finished product does not look like the plan then you have some form of redress with your chosen builder. The drawing is always useful if you sell your property in the future aswell. Louise UK Property Services

even for permitted developement you will beed building regulations approval which will need a plan drawing up and any structural calcs done, regards Terry.
