Flashings to the front bay window are cracked and defective and will require replacement.

I am looking at buying a house and had the valuation report done. In the report it states that the "Flashings to the front bay window are cracked and defective and will require replacement." Could someone please provide me with a ball park estimate on how much something like this will cost to do? I know that it depends on a lot of things, but just a rough guide so that we can work out if we can afford to have the work done. Thanks

as you say it depends on a lot of factors, rough guide any where around £300 mark.

Hi, If the flashing that has been used is a type of flashing called flashband which just has been stuck to the brickwork, which is ok for certain applications then this should ideally be changed for code 4 lead. This will not crack or erode in for much much longer than flashband. To replace the flashing will be about £350 subject to survey. Regards Paul
