Three damp surveys and they are all different -what do i do now ?

Hi. I have had three damp surveys and they are all different. The one thing they all have in common is they cannot tell me what type of damp I have and where it is coming from. I'm not sure what to do now can anyone advise ? Just to give you some background: First survey did not recommend a chemical DPC but said I needed to fix external factors ie. blocked gutters, weak render and install air bricks. My external floor levels in garden are to high. This was the damp survey pre-purchase of the house in December 2013. Second survey, recommended a chemical DPC and new plaster in kitchen only. Air bricks, mend weak render and a French drain. This survey took place after I noticed a damp patch in the kitchen in June 2014. Third survey, chemical DPC and new plaster in all ground floor rooms apart from ground floor bathroom, mend weak render and install air bricks.This survey took place after I noticed a damp patch in the kitchen in June 2014. Can anyone advise what I should do now ? I want the the damp issue resolved and to find out what is causing it and does it really need a chemical DPC. Many thanks. C.

Hi There we are a damp specialist and you cant really say the best treatment with out seeing it, My advice is Rising damp DOES NOT rise above 1.2 meters high from ground level, the second is penetrating damp which is due to poor gutters and pointing on brick work, and then the last will be water ingress from a failed roof or damaged tiles. A DPC normally only works on rising damp, the rest is external work. This is the only treatment where it needs to be hacked off to an area hight off 1.2 meters drilled and injected with a damp solution then rendered with a water proofer and then plastered. For penetrating damp and water ingress you may want to skim over the affected walls but this is cosmetic not a solution, the external works would need to be fixed first. it is impossible to say what is causing the dampness without looking at the issue, the type of property,outside ground level,roof line,gutters,wall coverings. ect. they all basically say the same, fix the render and external factors, this sounds like penetrating damp, with the injected damproof course not required but installed to seal the walls and cover up the cause. rising damp is misdiagnosed in over75% of cases
