exposed footings to find a leak!

we are having some building work done to our house and was asked to dig out the footings to be inspected. upon digging out the back (of the house) footings we noticed some stagnant water around 18 inches down which we dug out. the next morning it was back again. we think next door has a leak in their drainage and this is being investigated. the building work is due to start in 3 days. will this affect anything and will this of damaged our house as we don't know how long it has been there for.

By what you describe it seems it could either be a leak from a broken drain taking waste from kitchen or bathroom pipes. Either the pipe is broken or could it be that your neighbours drain is overflowing and seeping down onto the house foundations which it will follow. It doesn't sound as if it is too bad but could well add to your cost whilst digging out for your foundations as water coming in could make your ground unstable. It needs to be rectified in any case.
