Electricity inspection required if wiring done prior to 1990?

Anonymous user 03/03/2024 - 3.08 PM

We have recently bought a period house, where the wirings were done prior to 1990. Do we need to have a full electricity inspection please?

Both the institute of electrical engineers and BS7671:2008 recommend that the wiring in every home be thoroughly checked and tested every 10 years. So the sellers should have passed over the electrical inspection reports from 2000 and 2010. If none exist then its very overdue for a test, and really you should have had a test done before you exchanged contracts. As now if there are any defects you will have to put them right at your own expense, as opposed to negotiating with the sellers. Its likely that there will be several things that need upgrading as the wiring regulations were updated in 2001 and again (very extensively in 2008) and also 2011 and 2013, so around 80 to 90% of properties built before 2008 do not comply with the current standards. Therefore it would be prudent to know whether the wiring is 1. Safe and 2. Complaint with current requirements of BS7671:2008. Its worth remembering that when you come to sell, the purchaser will be expecting you to provide evidence that the electrical installation is in good order.

It is your choice but is recommended. Likely to be in the region of £120 to £200 but you will know exactly where you stand for planning of all future works (not just electrical)
