Extension & New Build

I'am currently in the process of gathering the appropriate info & contacts for a upstairs extension and a new build next door to the existing building. In terms of getting a architect, what would be the extent of the work carried out by one. I'm aware they do floor plans and the process for submitting it for planning permission. But for a new build, would they find out about any water or gas mains, the basics, such as how deep to dig a foundation & detailing like the type of walling worked out. I wouldn't have clue where to start with building regulation and could do with some advice. Thanks

Architects can carry out a number of searches that will determine existing service locations on site. These should show water, gas and electric supply - assumptions may be made for standard utility depths. As far as Building Regulations for new builds and/or extensions - any good Architectural Practice will have thorough knowledge of current regulations and will advice accordingly.
First step - Commission an Architect that you're comfortable with and that understands the design brief i.e. your design requirements/needs/desires.
Second step - Submit project drawings for planning permission.
Third step - Gain Building Control approvals.
Finally - Construction stage using your Architect to supervise the building process.

Get yourself a good architect, who will also know a structural engineer, they will sort everything out for you.
All you need to do then is choose your builder to work from the specifications supplied.

hi you would not have to do ant thing just get a good architect and some one who does steel calculations in case you need them , all building regs will be covered by the drawings , you will more than likely have to submit the drawings your self to the planning thats it good luck
