Loft Conversion

I'm planning a loft conversion and single storey rear extension; is it better to split the loft with a loft specialist?

the loft floor does not need additional strengthening. the existing side dormer needs modifying to accomodate new stairs up to the loft. A new rear dormer is proposed.

Are you a tradesperson and able to answer this question?

I don't fully understand your question, are you asking whether or not you need a separate Builder for the extension and a Loft conversion expert to do the loft? If so, the answer is no. Your main Building Contractor will ( should) be quite capable of doing both. How do you know your current floor doesn't need strengthening? has your building inspector said so? Hope this helps. In terms of splitting the project to two different contractor ie Loft Specialist & Extension Specialist, it is a good idea however its rare You need a competent & experienced building contractor to take both jobs at the same time this will give you bargaining chip to negotiate better deal rather than splitting project to two different company. also if your plan is to do both jobs at the same time, sometimes it's tricky to coordinate with two companies at the sametime unless you have previous experience and prepare to do that. In general I would recommend to acquire three price quotation for both jobs which gives you better idea in terms of project value & easier to compare. Hi, Choosing the right contractor or builder is definitely the right step to take. There are including myself many proper builders that can do both of these jobs for you, in my opinion you will save money using one builder with the right trade specialisms as you can define by the builders profile. Ask questions to the builder and ask to see previous projects or for past customer references.. The builder should have a team of trusted and vetted trades who will be able to cope with inter trade working if needed. Always notify building regulations and use a structural engineer to ascertain what is deemed acceptable to use. I hope this helps.. Regs
