Skimming a second layer of Artex
Anonymous user 28/02/2024 - 3.04 PM
We are purchasing a house that has Artex ceilings in every room. A survey has shown that there is 2 layers of Artex - one original layer containing Asbestos and a newer secondary layer without asbestos. Will skimming over the newer exposed layer be too heavy for the ceiling or will it be able to support the weight or both layers and the skimming material? The largest room in question is approx. 7.3m x 4.5m, and the property was built c1969. Would over boarding be better? If so, how much would this reduce the ceiling height by?
Are you a tradesperson and able to answer this question?

Pretty tricky. I would mask up seal the room off and overboard it. It is very risky with asbestos. u could over skim but ceiling might not take it. if you take the asbestos out, it has to be done by professionals.

I would re board for piece of mind and to guarantee that any cracks that are hidden under the artex wont show through again. Ure gambling that one off those layers off artex don’t fail when new plasterer is applied on it. The height would be reduced by 30-40mm depending on thickness off timber and plasterboard supplied
