Damp at top of chimney breast in side bedroom

Anonymous user 28/02/2024 - 3.04 PM

Although the chimney to our 1906 house has been removed and sealed - and is covered by the roof - somehow the bricks around the top of the sealed and cut-off chimney (viewed from inside the loft) are very damp. Hence the bedroom ceiling, chimney breast and wall below are also very damp. Extensive checks have been made and there is no evidence that damp coming in from the roof or gutters. There is no sign of damp on the chimney breast as it runs downstairs on the ground floor. There is an outside vent to the chimney on the outside wall - but no air bricks or vents inside. Can anyone help, please? Jill

Hi Jill, It sounds like one of 3 things. 1- It may be the flashing around the chimney. 2- it could be the pointing on the brick work or if render it may have hair line cracks letting the water in. 3- It could be the cement capping around the chimney pot has blown. I hope this helps Best regards Fern property developments
