Buying first house - reasonable to ask vendor to pay for damp survey?
Anonymous user 01/03/2024 - 2.50 PM
We are buying first house, had damp survey total cost £4728. We don't have funds to pay so have asked vendor to pay instead of reducing asking price. Would that seem unreasonable?
Are you a tradesperson and able to answer this question?

Hello,
You paid almost £5000 for a survey??? Are you buying buckingham palace or was corrective work done as a result of the survey? Seriously if you want to provide more info (who has asked for the survey - is it a recommendation by the mortgage co etc - have you already appointed the surveyor i.e. Are you already committed to pay the bill or buy the house etc... I'm intrigued and concerned that you feel you have to budget somehow for £5000 on top of all other home purchase costs...
Is it perhaps that the survey was £500, and they found some £4200 of needed repairs? In which case you could most certainly ask the vendor to pick up the bill - or reduce the asking price whereby your bank, on presentation of the repairs receipt, may add its cost to the mortgage... But this is also a rather unlikely scenario: you are not yet the owner of the property so surely you have not instructed the damp proofing company to do repairs?
I hope I can help further.
