Removal of chimney stack and chimney breasts in bedrooms

Hi My Builders, I am looking for some advice on some restoration and renovation work on my property. I live in an end of terrace house. I am looking to remove two chimney stacks, that is not shared with my neighbour. In addition I have two bedrooms, that I am looking to remove the chimney breast from. I am slightly confused by Planning Permission and Building Regulations information and not sure what other aspects I need to consider - the big wish is just to have some square rooms and remove redundant chimney stacks. Can anyone provide advice on permissions. Thanks in advance My Builder!

hi, if your house isn't listed or in a conservation area etc then to remove internal chimney breasts and stacks you don't need planning permission, but you do need building regulations approval.
