Hello,
You need plans first.
Then apply for pp and dish out you plans for quotes, subject to alterations, by the planners.
When you've got the pp sorted, apply for building regs and appoint your builder.

Hi Jennings when you find your architect he will give you a good sound advise on cost per m2 . This will depend on your own specification on average a barn conversion cost will start from £900 m2 .

Engage an Architect /designer to produce Planning documents and act as your agent through the process. once planning has been approved , employ the same guy to produce working drawings and specifications for a building Regulations applications it these working drawings that builders will quoute you from.

Engage in an Architect or Architectural Technician who should provide a consultation at your property to discuss design ideas and the planning and building control process. There are other matters to also consider such as Partywall agreements, Thames water notices and structural design.

It is important to engage with an architect as well as a builder we would in particular recommend you using a design and build company. Reasons for this would be that you would also be able to get an estimate for construction works. There is no point having an amazing design if it is completely out of your budget. We would recommend taking steps such as taking a pre application meeting with your council once you are happy with an initial design draft to ensure that it is something that the council would be likely to accept or refused. We would also recommend you using the same architect for the planning permission as well as building regulations to avoid any mistakes and as they would know your project from inside out.

I offer a plan service. I am a chartered surveyor and architectural consultant and have done many barn conversions. I agree with the above comments that you should consult an experienced chartered surveyor or architect, such as me to draw up the plans for builders to quote on once the planning and building regulations issues have been sorted out

You’re right in thinking plans are the first step,
An architect or an Architectural Designer will visit and measure up your property and draw up plans based on your ideas and what the designer will suggest if anything needs changing, these drawings known as planning drawings will then be sent with a few other documents such as site and location plan etc to the local authority with a planning application.
Once approved this is when you’d want to get quotes from builders using these drawings,
We would also get structural calculations from a structural engineer to confirm materials and build methods based on the existing building and ground conditions and this would be issued to building control who will visit at various stages of the build to confirm everything is being built in line with current regulations.

Hello I am a chartered architectural technologist. I would get somebody like me to draw up plans and apply for your planning permission based on your requirements. This would be either a lawful development certificate (approval of permitted development) or a householder application. Once you have planning permission then I would suggest you get somebody like me to draw up your plans for building regulations full plans approval. This gives you something for the builders to provide a reasonably accurate price from and provides the basis of a contract between you and your builder. At building regulations stage you will probably need a structural engineer to design any beams needed.
If you are doing work near your neighbour's boundary you will need to serve a party wall notice.
This may seem daunting but a good architectural professional will act as your agent and guide you through the whole process.
