Converting Loft Dormer to Inverted Dormer Roof Terrace

My house is a converted top floor tenement flat with a dormer window in the bedroom and velux window in the bathroom which are next door to each other with a cupboard in the middle. There is also a small eaves area still beyond where the created converted rooms end. I'm interested in creating a small roof terrace somehow within the space available be it cutting further into the roof, changing the dormer to an inverted dormer or somehow else. Is anyone able to tell me: 1. What the options would be in terms of using the space available. Is an inverted dormer the only option? 2. What sort of planning consent does this require? 3. What tradesmen etc would be involved

Hello We write in response to your question raised about your roof terrace, without seeing the job my advice is to be taken as a guide only, I believe the dormer can be opened out and the room left inside the void used as the terrace. I trust that when you look out of the dormer there is tiles or slates below directly in front of you which will be removed to create the space. New walls would have to be built up at the sides to create a cheek effect and covered and a suspended floor to be installed to create the terrace by means of either extending the joists from with or a flitch beam design with joists between but again without seeing the job its difficult to judge. As far as planning goes this will depend on the position of the dormer is it on the rear or front of the property. I would advise a pre application enquiry with your local council to help you save costs and give you a good idea as to whether a) planning would be required b) the likely hood of gaining such permission. Also if you were to go ahead with an application it is always good to mention this to your neighbour's to see if any opposition would be raised to help you make an informed decision before parting with your money. Trades required for this would be a carpenter, roofer & plasterer I would have thought. I do hope this helps and if we can be of further assistance, please make contact with us.
