manhole cover outside the rear of the house. We now want to build over the manwhole cover. What do we get around this problem.

Looking to extend on the rear of the property to give us a larger kitchen diner.

If your building an extension, you are going to need planning and building regs, this will then detail how you proceed to satisfy building control. If there are pipes running under footings, these will have to be bridged over, via lintols, if they run along trench, you will have to go deeper than the invert levels. If the manhole remains in proposed extension, you will have to adjust to suit new floor levels and fit a double sealed frame and lid. Bco could even ask for drainage to be altered to divert around the extension, including new manholes at each point of turn. At the end of the day, you have to satisfy building control.

Internal man hole cover springs to mind ! If you are unable to re locate existing manhole, (in order to allow for future access), then it is possible to locate a new internal manhole cover, fully sealed , within the proposed new building structure. This could be tiled over, with the finsihed floor if necessary. Regards, Adrian Hagger

couple of options ,bring up m/hole to new ffl and install double sealed cover ,or if possible divert run to outside of extension line ,this is the more expensive option

Hi John if you have space to left or right of your extension in line of your drains to buld a new access chamber of your manhole you will need to bridge your drains or any other pipe work coming ito your property hope this is of help
