Beam resting on party wall after knocking down weight bearing wall
Anonymous user 23/02/2024 - 2.49 PM
Dear All I am planning to knock down a weight bearing wall of my lounge & dinning area on the ground floor of my semi-detached house. I understand, it will need a beam. Now will I need to make holes on either sides(Party wall & my own wall) for beam to sit in? or I can make pier wall on party wall side(so as to avoid messing around with party wall) & hole on other side for sitting of beam? Will Pier wall will be a good support for beam? I will try my best to avoid messing around with party-wall. Good Ideas will be appreciate. Cheerio KK

The party wall will invariably be only 100mm deep so inserting your beam there would not be allowed. A brick or block pier of about 150mm would be required, in any case this work would require Building Regulation approval and part of that process would mean having structural calculations carried out, your structural engineer will give you a specification to work to. Local Authority fee would be around £125.00. I hope this could be of help.
