Can you get a Gas Safety Certificate when a decomissioned back boiler remains in place?

Hello, I have a house which I bought several years ago and now rent out (after living in it for 3 years myself). It has a functioning gas fire in the living room and a combi boiler upstairs. When the time came to rent it out, the Gas Safe engineer stated that there was a back boiler behind the gas fire (I wasn't even aware of this) and condemned the gas fire, stating that there was a carbon monoxide risk due to fumes from the gas fire becoming possibly trapped inside the casing of the old back boiler. I've now been quoted over £2,000 to have the wall partially demolished, the back boiler removed and the wall bricked up again. This is of course before I then add in the costs of replacing the gas fire and re-decorating the room. Is this all completely necessary though? I lived there for years and used the gas fire with no problems, as did the predecessors in the building. Is it possible to have the back boiler checked and confirmed as safe (including modifications if necessary) before issuing a gas safety certificate, replacing the existing fireplace and leaving the old boiler in situ? Or am I stuck with spending thousands of pounds of building work to have this done? Thanks, Dave.

I agree with James: Whilst installed together, the back boilers and front fires are completely separate functioning appliances. Provided the flue is still sound and passes a flow test and the fire is serviced and working correctly, also the BBU is de-commissioned correctly, then I see no issues. As for £2,000, to remove brick work , old boiler etc., well this seems a bit high ! I have removed & bricked up many an old back boiler unit, whilst carrying out a complete new wall hung boiler installation, and some of the jobs have not cost much more than £2,000 complete! I have seen many back boilers de-commissioned and the paired fire still working safely. I would challenge this engineers claim that the fire is un-safe because of the existing redundant back boiler. As long as the back boiler has been properly de-commissioned by a Gas Safe engineer then the fire can still be used. These are classed as two separate gas appliances even though they were originally installed together. Ask for a second opinion to satisfy yourself that the fire is functioning correctly and is still safe to use.

Your best bet is to get rid of the fire, cap it off just like the boiler. But, if the flue has been lined according to gas safe regulation and the room has the correct ventilation, air bricks, correct chimney top etc. then there is no reason to remove the fire. hope this helps
