What exactly counts as refurbishment for a rented property?

We have been given 6 months of reduced rent to refurbish a property we are renting for a year. The amount we have been allowed is £300, with which we are expected to decorate the property. I wanted to know 'What exactly counts as refurbishment for a rented property?' We are concerned we don't want to end up going outside of the budget and our landlord hasn't specified what they wanted refurbishing.

I would say £300.00 is not a refurbishment, it would not cover new bathroom or kitchen. It would be for redecoration only and would not pay for the tradesman to do it only the cost of materials. So unless you can do it yourself you will be out of pocket. I hope this helps

hi there, sounds to me like the landlord is trying to pull a fast one. get some sort of written contract so both parties know where they stand. remember "if it's not in writing - it doesn't exist!" good luck Graham

Hi, Refurbishment as a dictionary definition means either of two things. The first is to get it back to its original condition, the second is to 'do it up' or give it a fresh face. It's vitally important that you find out through the letting agency or your landlord the specific meaning, (although I expect it probably means the latter). 300 pounds is about how much you would pay a decorator for 2 to 4 days depending on your location. 300 pounds should cover the cost of materials for a rented flat but if you are required to restore it to original condition this may involve electrics, fixing WC flush, leaks, etc. all the way to possibly new bathroom and kitchen, depending on the condition it was in when you took possession.
