Leaky holey roof - hole about 6 inches wide leaking into one of the bedrooms

We're deciding whether to bid for a house at auction but the roof seems to be the biggest issue - there's a hole about 6 inches wide leaking into one of the bedrooms and a few smaller leaks near it. How complicated is this to fix and does it imply the rest of the roof is a problem? We are getting a full survey, but would be good to know more specifically about the roof. Thanks!

will you could repair the leaks with refelting them but be better to get full survey as rest roof could need doing
