What regulations are involved in complete removal of chimney breast & stack

I want to remove a chimney breast in ground floor lounge as well as the flue and chimney stack. I live in a 1960's converted bungalow. The ground floor chimney breast is on an internal wall in the back room and the flue (which has been boxed in) runs up through the converted dormer bedroom (previously the loft) and out through what is now the flat roof of the dormer. Obviously at the moment, the whole thing is self supporting. I do not believe the internal wall is a load bearing wall. I have contacted the local council and they confirm that if the entire thing is being removed, then I do not need planning permission and it is not subject to Building Regs approval. I will however need to get some sort of inspection/surveyor report or certificate to say the work has been carried out correctly for my buildings insurance/mortgage company. Should I expect the builder who does the job to arrange this or can I arrange for this myself during the course of the work? What sort of professional person should I be looking for to do this? At what stage of the work would they need to do the inspection? bearing in mind that the structural part of the job will be: 1. Making good flat roof. 2. Replacing/strengthening roof joists. 3. Replacing floor joists (upstairs bedroom & downstairs lounge).
