Roofing

Leaking roof caused by hole in felt

Anonymous user 14/03/2024 - 2.32 PM

Water has started coming through my ceiling and made a hole. I could not see a damaged roof tile from outside, but looking through my tiny loft hatch it looks like a piece of material (sort of felt with plastic backing) has been pulled away exposing the tiles from the inside, probably by squirrels that I had last year. I have just been made redundant and struggling financially, so really bad timing!! What is the cheapest fixing option? I am on the 1st / top floor of an old 2 floor house, so roof can be reached by long ladders. Thanks

Are you a tradesperson and able to answer this question?

The felt is indeed a modern one and is actually designed to allow the roof to breath it is not solely intended to act as a water barrier that job falls instead to the tiles/ridge/bonnets. Look at tyvek roofing membrane for more information on the type of felt you have there. It could be water is finding its way down the roof through blown mortar caused by frost from your ridge tiles of likewise from a blown tile. Perhaps even a tile that has been moved out of place for one reason or another. Have a roofer climb up and look. It could well be a cheap repair if your lucky. Ben

Without actually looking at the problem it is impossible to say for sure what is required, providing it is only a small hole in the felt it can be patched by removing the roof tiles, lathes, patching over the hole and replacing new lathes resetting the tiles, approx 1m2 area. If the felt is not in a good condition it unfortunately may mean replacing the under felt on the whole of that side of the roof. depending what's required may mean a few hundred to a few thousand, best bet is post it on the site and get a local expert round to check out the problem/solution. good luck Alex
